This Cork roofing project involved three natural slate dormer roofs that were experiencing leaks. Rather than carrying out isolated surface repairs, Safeguard Roofing & Building stripped each affected dormer roof back to expose the failing membrane, inspected the roof beneath and rebuilt the roofing system with new breathable membrane and pressure-treated battens before reinstating the natural slate covering.
THE PROJECT
Leaks around dormer roofs can be frustrating because the visible natural slates are only one part of the complete roofing system. On this property, all three dormer roofs required attention, and the work needed to go beneath the external slate covering to address the failing membrane below.
The Safeguard team began by inspecting the three dormer roofs individually before progressively removing the natural slates. This allowed the existing membrane and the roof construction beneath it to be exposed and properly assessed.
Rather than attempting to seal the problem from the outside, the affected roofs were stripped back so the defective roofing layers could be replaced as part of a more comprehensive roof repair in Cork.
FINDING THE PROBLEM
The natural slate covering was carefully removed from the dormer roofs to expose the roofing membrane underneath.
Once uncovered, the condition of the existing membrane could be seen directly. The project photographs show the failing material beneath the slates and why working only on the visible roof surface would not have addressed the complete problem.
A pitched slate roof contains several layers working together. Where the membrane beneath the slates has failed, simply addressing the visible surface may not deal with the underlying source of water ingress.
ROOF INSPECTION
After the slates and failed membrane were removed, Safeguard could inspect the exposed roof beneath.
This was an important stage because the dormer roofs had already been leaking. Stripping the roofing layers provided direct access to check the condition below and establish whether the water ingress had caused additional damage that needed to be addressed before the new roofing system was installed.

REBUILDING THE ROOFS
Once the dormer roofs had been stripped and inspected, Safeguard began rebuilding the roofing system.
New breathable membrane was installed across the prepared roof areas, replacing the failed material that had been exposed beneath the natural slates. New pressure-treated roof battens were then fitted over the membrane, creating the fixing structure required for the slate covering.
The battens form the fixing structure for the slate covering above. As these dormer roofs were being stripped back and rebuilt, new pressure-treated battens were installed as part of the renewed roofing system rather than relying on the previous battens.
This gave the reinstated natural slate covering a newly prepared membrane-and-batten system beneath it.
NATURAL SLATE ROOFING
With the new breathable membrane and battens in place, the natural slate covering could be reinstated to complete the dormer roofing system.
Natural slate creates the visible external finish, but this project demonstrates why the materials beneath it matter too. The membrane and battens sit largely out of sight once the roof is complete, yet they form important parts of the overall pitched roof construction.
